29 Maple Avenue - ROSEDALE

 This house is beautiful.

The look of the front actually reminds me of the $6,500,000 Montreal house...

(That I mentioned in my earlier post today that may or may not be former Toronto Mayor David Miller's house.)

But like a lot of other houses on this street, this has been converted into a duplex and is not currently a single family home like the Montreal house.

And from the looks of it, this place was last renovated in the 80s (is carrera marble going to be the green marble of the 2030s?).

It looks like the current owners (who may or may not be the agents....) live on the first floor and the basement while the large second and third floor apartment is empty.  

Perhaps a 'FOR LEASE' listing would explain this video that was posted on the internet a year ago because this house hasn't been for sale since 2004 when it sold for $1,719,000...

Each unit, according to the listing, is approximately 3,500 square feet.

So, you could either buy this and rent it out while you live downstairs (or upstairs)...Or if you have a LOT of money, you can buy it and convert it into a single family home like the neighbours at 31 Maple Avenue did.

But they only got to the first and second floor before they listed it for $4,495,000 and eventually sold it for $3,900,000.

This house is 7 bedrooms and 5 bathrooms on a 55 x 195 foot lot with a detached garage and parking for 4 cars.

It is listed at $3,495,000.

For me, it doesn't need as much work as 31 Maple as I wasn't a fan of the reno, but this does need beams, and there could be work behind the walls.  Plus, it doesn't have the large coach house.  And that addition needs some reconfiguring.

But the house could be AMAZING if you have the money to put into it to make it a family home.

Could it be a $6.5 million house like the Montreal house though?

When the backyard isn't big enough for a pool...probably not.

But this house could be AMAZING.  

Unfortunately, it is located right beside an apartment building...  

That might make it difficult to sell it for list to a family.

Or it could stay as a duplex but then the price is still too high.

If they are patient, they might find a buyer but I think this will sell closer to $3.2.

Yup....almost 2x as much as it sold for a decade ago.
