There is a lot about this 4+1 bedroom, 3 bathroom detached house on a 26.53 x 135 foot lot that I love....

Finally!!!! A song that isn't an elevator song!
And I love the details in the front hall. That living room with the fireplace is great. The first floor, except for that sunroom, flows nicely. It would be nice to have that wall taken down so that it could be open to the sunroom and the big glass doors over looking the backyard. Because this is a good backyard. And if you are into hot tubs, it comes with a hot tub...
But the bathroom on the 3rd floor makes me ask questions.
If they placed the sink where they toilet should have been and vice versa (presumably to save money with the stack, etc.)...
Then what else have they done not 100% to save money.
Instead of that mirror above the toilet, they should have just done this...
But this is a good sized house with a good yard, a new albeit box store kitchen, a nice feel, and 2 parking spots.
This is what the house looked like 2 years ago...
It looks like it was flipped and the new asking price is $989,000 (after a price drop from $1,160,000 in May).
Considering that the 4 bedroom, 4 bathroom house on a 24 x 100 foot lot with a finished basement and 2 parking spots at 177 Pape Avenue that was listed at $1,189,000 and sold for $1,175,000...
Is this asking price too much?
The basement is only 'partially' finished with a concrete floor. It has one less washroom, and though the master washroom on Pape had quirks, it was by FAR better than this washroom.
And this house is north of Dundas with not as good of a school.
But if you have the patience to live with the quirks and fix them over time (that toilet thing is a BIG hassle), then this could be a good house.
I think this will be a tough sell at this price though.
Maybe somewhere closer to $925,000...maybe $945,000. It does have a good yard.
