4 Meredith Crescent - ROSEDALE

I'm confused.

In Toronto, the even numbered houses are on the north side of the street.  This house is on the south side.  So, shouldn't this be #3?

Even this woman from the listing photos is trying to figure it out...

So, either the owners bought the wrong number for their house or there is something weird about this street.

Regardless of what is going on with the street addresses, you have to admit this is a pretty great house (if you are into open concept).

It is 4+1 bedrooms, 5 bathrooms on a 50 x 111 foot lot and it was recently renovated in 2011.

There is something about it that kind of reminds me of the Kohn Shnier designed house at 44 Walker Avenue in Summerhill that was listed at $2,375,000 and sold for $2,512,500.

This house is a little larger but not by much.  It has a smaller backyard but it has a garage with additional parking and a mudroom.  

Just a few years ago, the attached house at 6 Meredith Crescent was listed at $2,249,000.  And since the agent who listed it posts when a house has gone over asking, this house only says 'sold', therefore sold at asking or lower.  It wasn't recently renovated like this place, but if you even put in $600,000 (maybe a bit more) into that place, it could be pretty amazing.

So, when you consider the price of this semi....

Umm...$3,949,000?

Sure, if I were looking in that neighbourhood, I would choose this house over the house at 110 Park Road that was listed at $3,800,000.  But that house was detached.  And I am pretty sure it never sold.

Or there is the detached house at 106 Crescent Road that has been listed for ages at $3,379,000 and hasn't sold (but it doesn't have a garage).

But then you consider that this house is almost $1.5 million more than a very similar house at 44 Walker in an arguably better location (but without the view)...

So, basically $4 million for this place?

Seems a tad high.
