58 Chestnut Park Road - ROSEDALE

I REALLY like this house.  

It is charming.  It has great details.  It has a great back yard.

It just needs a lot of work.

Well, it doesn't NEED it but if you are spending $3,195,000 for a house, this wouldn't be your first choice as it is.  You would want to do work to it.

The floors are tired, the kitchen is tired, the bathrooms are tired, the walls are tired, the bannisters are tired....

But this house could be AMAZING.

Considering that the house a few doors down at 70 Chestnut Park Road that needed a LOT of work was also listed at $3,195,000 and sold for $3,302,000, it isn't crazy that this is priced the same.

That house was 5+2 bedrooms and 5 bathrooms on a 50 x 151.3 foot lot.

This house is 4 bedrooms and 4 bathrooms on a 47 x 158.7 foot lot.

So, why did that house sell so fast and this one has been sitting?

Is it because 70 Chesnut Park seems 'grander' even though it is very dated?

 As you can see from a side by side, this house seems substantially smaller than 70 Chestnut Park ....

It's probably due the the fact that the driveway is very wide at this house, which is probably part of the reason why it hasn't sold.  It just seems smaller.

But this house could be so great with a good kitchen, a big addition at the back, better bathrooms, new floors, and a finished basement.

And this is a great house on a prestigious street.  Sure, the price is high but for what this house could be!  

I am surprised it hasn't sold yet.

Perhaps $2,995,000?  

Or you could just lease it for $8,000/month!!!!
