They found the buyer!

This 1 bedroom, 3 bathroom house on a 53.5 x 69.5 foot lot at 205 Glen Road in North Rosedale was first listed last September for $1,899,000.

It's a really great and unique hous...but for a 1 bedroom!?!

It was a little high.  But I thought that it was an emotional house and if they found the right buyer, it could sell for $1,699,000.

The first drop was in January to $1,749,000.

By that point, I had changed my price to $1,629,000 though I did say that $1,329,000 was probably the right price.

It was still too high and the price was dropped in February to $1,679,000.

Still too high and the price was dropped again in April to $1,595,000.  I thought this might help as this is a house that someone probably wanted even before it was listed.

But it didn't sell and the price was dropped again in June to $1,499,000.

By that point, I was stuck on the $1,329,000 number.

Looks like the found that buyer though!  Not the one they were hoping for at $1,899,000 but this house did sell a fair amount higher than $1,329,000.

This house just sold...

For $1,470,000.

Right in the middle of the 2 prices I was stuck on in January!

You could always put a proper second floor on there and make it a 2 or 3 bedroom!  But then it would lose it's charm.

Still, it was a good price!
