PRICE DROP - 37 Crescent Road #1 - ROSEDALE

This 2+1 bedroom, 3 bathroom condo in an old home in Rosedale has been listed for a while.

It has been listed numerous times since 2009 when this article was written about it in the Globe and Mail.

At that point, it was listed at $1,895,000.

Most recently, when I posted it in mid-June, it was listed at $2,300,000.

Considering that the monthly fees were $1,050 on top of that hefty price tag...

And that the backyard pool was shared...

And it looks like the fees are ALL going to the pool maintenance because the roof looks like it needs help....

I thought this was way overpriced.

It could be a cool house but it needs work.  

So, I wasn't surprised to see that it hasn't sold and the price has dropped...

To $2,025,000.

With those condo fees, I think this is still probably too high.
