It was first listed in April for $1,039,900.

Obviously, the new agent has done some staging on the first floor that looks really good.
Technically, this house is probably more like a 2+2 bedroom house because the 3 bedroom is more like a loft room which makes that price pretty high.
Sure, there is a good family room at the back and the kitchen is a good size but the whole house is kind of dark. It kind of reminds me of the house at 573 Clinton Street in Seaton Village. That was a smaller 3 bedroom semi with no parking and it sold for $740,000.
But the dark isn't a big deal because it could all be painted over. The kitchen seems large enough that the upper cabinets could be taken out, the lower ones painted and the backsplash changed. I feel like it would open it up a bit and really brighten the space.
It's just that this isn't really a 3 bedroom.
The new price is $989,000.
Considering that a church conversion house at 314 Palmerston Boulevard just sold on the other side of Bathurst for $3,470,000, it's clear that this neighbourhood at College and Bathurst is improving.
But I think for what is really a narrow 2 bedroom house, this might be a little high. Since it has been sitting at this price for over a month, looks like I am not alone.
I don't think it is that overpriced though. Perhaps something closer to $925,000.
It is a nice house.
