36 Berryman Street - YORKVILLE

 Like the house in my last post at 268 Sterling Road, this house is being sold for land value only.  Both are on a 25 foot lot with this one being a little shorter at only 80 feet versus 108.

But the main difference about these houses is the location.  This one is in a good location (well, if you are into Yorkville).

And the price reflects that!

The Sterling house was listed at $299,000 and sold for $350,000.

As of 3 days ago, this house is listed at....

$1,599,999!!!!

It has been listed at $1,600,000 since the end of March.

It is located across the street from the house at 41 Berryman Street that was listed over a year and a half ago for $2,750,000 that eventually got dropped to $1,975,000 (I don't think ever sold though I could be wrong on that).  But that house wasn't a tear down though it did need a LOT of work.

It is also down the street from 19 Berryman Street, the home of Barton Myers who was also the architect of the Rosedale home at 51 Roxborough Drive (that was initally listed at $6,500,000 but was dropped to $5,995,000 and is still on the market).

Considering that heritage house at 17 Berryman Street that was on a 20 x 118.25 foot lot recently sold for $1,059,000, I do think this is overpriced and will probably sell a little closer to $1.299 million...

But it is an interesting look at how much location plays a big part in prices in this city!

And though he did mention all the shopping and restaurants that are in this neighbourhood, he forgot to mention that if you were living here last week, you could have had the fortunate luck to have been spat on by this guy...
