56 Alcina Avenue - WYCHWOOD
If it weren't for that stair situation in the living room/dining room of this 4 bedroom, 2 bathroom house on a 25 x 140 foot lot in Wychwood, I think I would really like it.
It needs a fair amount of updating and another washroom, but it could be great.
It's just too bad about those stairs. For me, it's a HUGE deal breaker before the front door is even all the way open.
And at $1,199,000?
I don't care how much potential it has, the location, the great yard....
I couldn't do it for that price AT ALL.
But I could see someone loving it.
When you consider that the slightly narrower 4 bedroom, 4 bathroom house that I posted earlier today at 34 Winnett Avenue in Humewood recently sold for $935,000, can this sell for asking if it finds a buyer that loves the stairs?
This is a good house. It could be move right in or you could spend $300,000 fixing it up.
Is it a $1,500,000+ house when it is done?
The way this neighbourhood is going, probably.
And if the 4+1 bedroom, 4 bathroom semi at 72 Tyrell Avenue can sell for $1,150,000 (I still can't believe it)...
Then yes, this can most definitely sell, once fixed up, for $1,500,000.
I am just REALLY not into those stairs.
If $1.5 were my budget for this area and I was up for a reno, the gutter on a 35.5 x 133 foot at 84 Ilford Avenue that sold for $1,000,000 a little over a year ago would have been it.
I just can't with those stairs.
