PRICE DROP - 12 Tranby Avenue - ANNEX
This 3 bedroom, 3 bathroom row house on a 16.5 x 78 foot lot in the Annex has been listed for a LONG time.
Actually, it's coming up to a year!
When it was first listed last September, the asking price was $1,259,000.
I guess they assumed
since the 2 bedroom flipped semi at 67 Tranby Avenue sold for $1,237,500 in the spring, that a similar price for a 3 bedroom that needed a little work made sense. But that house was on a bigger lot, had parking, and was done.
This house needs more than a little work though. At first glance, it is fine, but then you notice that the kitchen is tired, the bathrooms are tired, I am not sure what is going on with the basement... and there is that front hall/no hall thing that makes me crazy.
It didn't sell and was back on the market in July for $1,199,000. I thought it was more of a $1,087,000 house. Some readers think even that is too high.
But for some reason, the price was INCREASED at the end of July to $1,129,000.
To no one's surprise (well, maybe a few), this house didn't sell again and now the price has been reduced....
To $1,175,000.
Still too high. Even if they DO get rid of all that brown, which might not be a bad idea.
