296 Borden Street - UNIVERSITY

When I first saw this house just north of Harbord Village and just south of Bloor...

It made me think of Toni Collette's (of Little Miss SunshineThe Sixth Sense, and United States of Tara) Los Angeles home that was for sale a year ago.

Here she is in The Sixth Sense in the scene that probably earned her an Oscar nomination...

It was a completely done 3 bedroom house with a pool and a converted guest house garage listed at $1,325,000 US.

This house is bit outdated.  It is completely move right in but there are a lot of original features that look like they aren't going to last long...

Like these door knobs...

Which makes me wonder what else is a little tired.

This house is 2+3 bedroom and 3 bathroom on a 29.58 x 140 foot lot.

It is listed at $1,200,000.

The floors could be redone, the tile in the bathroom downstairs, and probably the whole bathroom updstairs could use some updating.

But this house is original.  It has a good location (if you don't mind the laneway and the parking lot that is probably going to be turned into condos soon if it hasn't already).  The yard is large.  It has 3 car parking and a 730 square foot basement apartment with a separate entrance.

If it were a $1,099,000 house, I could see someone buying and and putting $200,000 into it just to update it.  Or keep the front facade and do a huge build at the back like the house at 125 Macpherson Avenue in Summerhill (okay, that wasn't HUGE but you get the idea).

Or tear the whole thing down and rebuild.  It is a REALLY big lot.

Even though this is technically a cottage, I think a young professional is going to buy this at ask and do a huge modern addition at the back with lots of glass.

 It might even go for $1,235,000

So, ummm, why are they marketing this to a 65 year old single woman who shops at Honest Ed's!?!
