56 Cluny Drive - ROSEDALE

This is a 2 bedroom, 3 bathroom house on a 70 x 121 foot lot in South Rosedale, just steps to Yonge Street.

It's a good condo alternative but instead of condo fees, you are paying for gardeners and security.

The backyard is great but it is really a front/side yard that is located on very busy corner.

Inside is nice.  The kitchen is pretty small, there is no formal dining room, and it is only 2 bedrooms.  But there is a great 'media room'.  

And though I have always wanted a water tap right beside my bed like those taps above stoves...

So if I run out of water in the  middle of the night, I don't have to get up...

But you still have to get out of bed so I don't really get it.

This is a great house.  It is in a great location, it is move right in though not necessarily my style, and the yard is amazing, even with the front/side location.

It is a much better condo alternative than the 2+1 bedroom, 4 bathroom,actual condo coach house at 80R Crescent Road that has been listed forever around $2.5 million and hasn't sold.

When I saw this house was listed, my guess was that it would be listed around $3.3 million...maybe a bit more.  

It is listed at...

$4,800,000.

Then again, I have been underpricing recently!
