If you are looking for an owner occupied duplex, this 3+2 bedroom, 2 bathroom semi on a 16.33 x 109 foot lot in Seaton Village is a pretty great choice.
The upper owner occupied unit has 2 bedrooms with a good rooftop deck and a new kitchen. The main floor/basement apartment doesn't have as nice of a kitchen but it has the whole backyard. Plus, there are 2 parking spots.
The only downside I see for this property is that it is on a lane and located beside an EMS station which might be noisy at all the wrong times. Not to mention the school across the street.
But this is a nice street (even if it mostly consists of garages) and the house looks like it is in great shape. I just can't figure out where that door in the dining room is going...
This house is listed at $1,149,000.
Considering that the duplex at 420 Gladstone Avenue in Dufferin Grove that was detached on a much bigger lot sold for $1,200,000 a year ago, this sounds high. But I don't think it is. This duplex is in much better shape. And for many, it is probably a better location.
Not to mention the single family semi around the corner at 580 Palmerston Avenue that sold for $1,250,000 in April!
I think this place will sell fast. And considering that EMS station and all the garages on the street instead of houses, my first thought would be $1,189,000.
Though I think this might go for $1,235,000.
