78 Crescent Road - ROSEDALE
The listing for this home in a converted old mansion says that it is 'a Sir Henry Pellatt masterpiece'.
If you don't know who that is, he is the man who brought hyrdo-electricity to Toronto, and the man responsible for this...
I wouldn't exactly say this place is Casa Loma, but I bet it was pretty impressive before it was divided into 3 separate homes.
This is a 3 bedroom, 3 bathroom, 3,000 square foot home and it looks like it is the whole second floor and half of the basement. So, if you are a teenager, this is a pretty good set up. You get the whole basement to yourself, 2 floors away from your parents.
It isn't a new listing and has actually been listed for what feels like forever.
Kind of like its neighbour down the driveway at 80R Crescent Road.
I am not sure exactly how long it has been listed and what is was first listed at because my go to website for prices seems to be undergoing a transformation...
And though I could do a more indepth search, I am not going to because all we really need to know is that this house was relisted a little over a week ago...
For $2,499,000.
The exact same price as 80R Crescent Road.
And like that coach house condo, this is also a condo.
The coach house at 80R is completely redone inside and the monthly fees are $704.99.
This condo could handle a new kitchen and master bathroom and the monthly 'self-managed with owners' fees are $829.92.
So, if you had $2.5 million and almost $1,000 a month to spend on fees, would you choose the completely done coach house, or this place that could use a new kitchen and bath, but has a lot more character?
I think that is a hard one!
One of them is going to have to drop their price soon if they want to be the winner.
