Another 'shack' sells but this one is actually a house instead of a shed!!!

It actually has running water, a kitchen with a dishwasher, a toilet, AND a shower!  And rooms big enough to fit an actual bed!

This house has been listed for 2 months.

It is a 2 bedroom, 1 bathroom house on a 16.70 x 32.7 foot lot at 184 Lisgar Street in Beaconsfield Village.  

Which is just under 2 times the size of the shack at 30 Hanson Street in the Greenwood-Coxwell area that just sold for $165,000.

The Hanson Street shack was initially listed at $229,000, or $790/square feet for the lot.

This house was listed at $409,000, or $749/square feet for the lot.

So, both were insanely priced.  But given that this has water...

And the lot is bigger, it is actually feasible for something like a condo alternative to be built here (or the current house to be fixed up).

Perhaps they can turn into something like this 600 square foot converted public washroom...

Not to mention that this is in a MUCH better location.

I didn't think it would sell for asking but perhaps mid to high $3s.  Perhaps something like $359,000.

It just sold...

For $385,000.

And even though the new owners just paid $709/square foot for this lot, I actually think this makes sense....unlike the Hanson shack.
