SOLD - 756 Logan Avenue - RIVERDALE

I first posted this Riverdale house in February.

There were no interior photos so it was hard to tell if this was worth the asking price.  When there are no photos in the listing, it usually means the house is a mess. 

So when I saw that the asking price was $1,899,000.....

I was a little shocked.

Sure, this is a detached 4+1 bedroom, 4 bathroom house on a 27 x 110 foot lot over looking the park with a 2 car garage.  

But if it needed a ton of work!?!

As it turns out, this house was completely done.

It never sold at $1.9, but was relisted a couple of weeks ago for $1,569,000.  And there were photos this time around (scroll down to see).

Considering that the neighbour at 744 Logan Avenue that was also 4 bedrooms but on a narrower lot sold for $1,574,400, that asking price was probably a little low.

And it was.  

This house sold last week...

For $1,732,600.

That's $361,600 more than what the house across the park at 605 Carlaw Avenue just sold for, and that house is going to need at LEAST that much money to bring it up to the state of this house.

So, that house will end up being pretty pricey.

But when you consider that the house on a corner lot at 13 Bowden Street sold a year ago for $1,980,000...

I did think that price was pretty outrageous though.
