17 Garden Avenue - RONCESVALLES (UPDATE)
This is a 4 bedroom, 2 bathroom row house on a 15.94 x 125 foot lot with a 2 car garage in Roncesvalles.
It needs a lot of work and it is screaming knob and tube...
Sure, it's a row house, but the floors look okay. There is a third floor with a potential for a bathroom (maybe), the kitchen needs to be done but it is a good size, the house needs new windows, and there is that possible knob and tube thing.
It is listed at $599,000.
Problem is, it won't go for that.
This is going to go a lot higher.
With some work, and probably about $150,000, this house could easily be the house at 34 Garden Avenue but with a third floor master bedroom suite.
That house sold for $856,100 a year and a half ago.
And if the 3 bedroom, 2 bathroom semi at 91 Fermanagh Avenue that also needed a ton of work (but probably not quite as much) could sell for $675,180...
This house can probably sell for $675,000 as well...if not a little more.
UPDATE: Further to the comment made below by Kyle of the Roncesvalles Victorian Reno Diary blog and the High Park Edwardian Reno Diary blog (where are the updates!?!), he mentioned that he lived across the street.
His house at 4 Garden Avenue was a semi, totally done with a finished basement (definitely a reno over $150,000!).
It sold for $885,689.
