178 Lipponcott Street - HARBORD VILLAGE

This house has to be a university student rental.

It is 3+3 bedrooms and 4 bathrooms on a 16.62 x 125 foot lot that widens to 30 feet at the back.

Why does it widen at the back and how are there that many bedrooms in a house that doesn't even have room for a dining room?

It turns out one of the rooms on the first floor is another bedroom...

Is a separate residence with its own meter AND address.  It actually sits on a 30 x 42.75 (not sure if that is part of the 125 foot lot) and the address is 176A Lipponcott Street.

So, if the house at 184 Lisgar Street in Beaconsfield Village that sits on a smaller lot can sell for $385,000, then couldn't 176A Lippponcott Avenue place sell for something similar?

Well, it's hard to tell because I can't figure out if any of these interior photos are from this garage.

Not to mention that this area just isn't as good as Beaconsfield Village at the moment.

The house itself is kind of a mess.  It looks like it has been student housing for a long time but I suppose, for students, it is pretty tidy.

But the lising does say, '

Sold As-Is Where-Is'.

Never a good sign.

This house is listed at $749,900.

This is a tricky one but I think it will sell closer to $830,000...

Depending on exactly what the 'As-Is' is referring to.
