This is a 3+1 bedroom, 3 bathroom (I only see 2) row house just south of College in Little Italy.
It's a good looking house.
There is something about it that reminds me of a less fancy version of the semi in Beaconsfield Village at 167 Argyle Street. It's the front, probably the dining room wallpaper, the pink pedspreads, and the fact that both have a very feminine feel to them.
A lot of the art in this house feels stagey but it is clearly not a move all the furniture in kind of stage. This is clearly a lived in house and it looks well taken care of. And the paint looks like it hasn't even dried yet so that is done!
This is a move right in house. It isn't huge but it is probably bigger than the 3 bedroom Beaconsfield Village row house that was listed at $649,000 and sold for $761,000 at 24 Afton Avenue.
That house was on a 13.58 x to foot lot with no parking.
This house is on a 13 x 129 foot lot with a garage.
And it is listed at $778,000.
When you compare the two, this house is 'more grand' if that can be said about a 13 foot wide row house. This house has 3 washrooms. It has parking. It has an arguably better location (especially if this were 1997)....
I think this house will sell closer to $845,000.
So, speaking of location and the fact that we are no longer in the 90s...
