55 St. Andrew's Gardens - ROSEDALE

This is a beautiful old house in north Rosedale.

It is a 5+2 bedroom, 4 bathroom house on a 45 x 100 foot lot (hmmm).

It looks great from the outsde and that it has been really well taken care of.  The inside, though also really well taken care of, is a little dated.  It is more than move in ready but it wouldn't hurt if it had some work done to it.

The kitchen is in great condition but the size is not at all what I expected.  It isn't very big.  And the layout with the stairs to the backyard wastes a lot of space.

Upstairs, the floors are kind of old, and the bathrooms have seen better days but it too is more than move in ready.

It's just the lot depth.  That is not a lot at all for a house this size.

This house is listed at $2,125,000.

Considering that the house at 36 St. Andrews Gardens that needed a lot of work and has been gutted sold for $1,700,000...

Or the other gutter at 30 St. Andrews Gardens that was listed at $1,799,000 and sold for $1,825,000 just 3 days later....

Is this house priced too high?

I would say the location is a bit better because it doesn't back on to Summerhill Avenue and all the traffic from Summerhill Market.

But that lot size.

That might be a deal breaker for some.

And I am guessing that the person that buys this will want to do some work.

So...$2.125?

I think it is a little high.

Beautiful house though!
