I first posted this 5+2 (cough cough) bedroom, 5 bathroom house on a 75 x 101.5 foot pie shaped lot in North Rosedale last week.

It is located right across the street from the new-ish build at 61 Astley Avenue, owned by one of the writers of Miley Cyrus's single 'Wrecking Ball', Stephan Moccio.  That house was beautiful, had a ravine lot, was listed at $2,395,000 and sold for $2,225,000.

This house was listed a year or so ago for about $1,000,000 (again, please correct me if I am wrong).

Clearly some work has been done (but nothing like 61 Astley!), and it was first listed at the end of September for $1,899,000.

There was no way it was going to sell for that much.

My first thought was $1,325,000, perhaps even $1,425,000.

I said I would be shocked if it sold for $1,625,000.

The price has been dropped...

To $1,848,000.

With that yard, and that basement....

Though it will sell for more than $1,425,000...

I still think I will be shocked if it sells for $1,625,000.
