104 Wells Hill Avenue - CASA LOMA

 I know!  I know!

No freaking posts and when there is, it's another 'mansion', but I had to post this one!

And again, my apologies for lack of posts!  Unlike last week when I felt like Cameron Frye, I am feeling better (thanks for the well wishes!).  Things have just been a little crazy.

But, as I mentioned, I had to post this one (and will try to get to all the other amazing ones that you all have sent in, thank you for those!).

A few weeks ago, a reader who was interested in this property but felt it was overpriced emailed me to hear my thoughts.  This is what I wrote to him...

The house from the outside is beautiful but I find the inside a little odd.  There seems to be a lot of posts in the kitchen/family room that aren't adding anything and the layout seems a little odd with wasted space because of them.  And from the pictures, it feels like the fridge is located more in the family room than in the kitchen.  This could all be different in person though.

I am also not sure what they have done with the backyard.  I would prefer less stone.

And as you mentioned, there is that location.  It will be very hard for them to get that price with the location.  

The reader agreed with the backyard situation but there were apparently sketches on what it would look like with a pool.  He and his wife really liked the house but felt it was more of a $2.7-$2.75 house.

I agreed.

And it looks like we weren't alone either because another reader emailed me about this house last week saying he thought it was overpriced and was more of a $2.6 house!

It is 5+1 bedrooms, 8 bathrooms on a 47.91 x 123.16 foot lot.

It was last listed in November 2011 for $1,695,000 and apparently sold for $1.65 million.

As I mentioned, they did a LOT of work and if this is your style, it's a good house...

But it is an odd corner lot, the house kind of sits on its own....

And it is located right on the park (not a good thing in my opinion).

This house was first listed in September for $3,299,000 (Apologies to the reader who sent this to me at the beginning of September!  Somehow, I missed it.)

It didn't sell and the price was dropped at the beginning of November to $3,149,000.

My guess is that since at least 2 readers think this is more of a $2.6-$2.75 house...

This will see another price drop.
