17 Givins Street - TRINITY-BELLWOODS

In May of this year, a reader (thanks S!) sent in the listing for this house.  

The house had been listed since April 12 when the asking price was $699,000.  It hadn't sold and the price was dropped at the beginning of May to $649,000 where it sat for a few more weeks.

Here is what it looked like then...

In my email to the reader in May, I mentioned that I thought it could be a great house....it just needed a LOT of work.

Obviously, someone else saw the potential because it eventually sold somewhere around $600,000,  and has now been flipped.

If you aren't into white, or open concepts, you might not be a fan, but I like it.

They kept the front porch which I don't looove but I guess it is good that the front door doesn't open right into the living room.  To me, it is just an area that will get messy with bikes and strollers, and boots and coats....

I suppose convenient storage for some.

The inside has been opened up and the floors and ceilings have been replaced.

The kitchen is a little tight, there doesn't seem to be a lot of storage, and that sink is a little dirty, but I like the simple style.  Considering that there is a basement apartment, they have left the laundry in the back of the kitchen but added a washroom (maybe there was one there before?).  

I would have preferred to move the laundry upstairs where that extra space is in the master, or removed the washroom on the first floor and created more cabinets along that wall with the washer/dryer hidden in cabinets.  Then a sitting area could have been created there instead.

Really though, I think they have done a good job here.  

It's 3+1 bedroom, 4 bathroom, move in ready house on a 17 x 124 foot lot with a basement apartment and a 2 car garage.

It is listed at $849,000.

Considering that the house at 18 Givins across the street sold for $716,000, this might seem high.

Then again, that house didn't really have a finished basement let alone a rental apartment (though I don't think this one has been updated), it only had 1 parking spot OR a tiny backyard but not both, it was only 3 bedrooms and 2 bathrooms, and it wasn't finished as well as this house...

So, I would say this is a good price.

With all the updates to wiring, HVAC, etc., I think it will go even higher....probably sell closer to $875,000.  And if those windows are new (which I am pretty sure they aren't), I would say somewhere closer to $889,000.

But who knows.  There are 4 bottles of Pellegrino!
