6 Woodlee Road - BEACHES NORTH

Last week, a reader sent in this house curious about my thoughts.

It's a 3 bedroom, 2 bathroom house on a 19 x 150 foot lot with a garage and parking for 2 cars.

I am not sure if it is a flip, but there has clearly been work done.

They haven't done a LOT to the front but it looks better.

There is a new driveway, there is some interesting stucco stuff happening, there is a new doors, and a new railing.  I kind of wish they had painted the windows but regardless, it still looks better than before.

Inside is good.

I wouldn't say it is huge but it works.  I really like the built-in unit for coats and the drawers for gloves and mitts.  It looks good and doesn't take up a lot of space.  But does a hanger fit in there? Maybe it's hooks in that closet.

The stairs make the house seem airy.  The floors are good, I am not crazy about the fireplace but I have seen worse, and the kitchen is good.  I just really wish they had built that island around that post.  This picture makes it look like it could be on wheels...

Hmm...wait! 

Where's the dining room?  Will it fit in that area beside the kitchen?  This might be a problem.

Upstairs has been done well.  It's bright, the rooms are a pretty good size, but no pictures of the bathroom.

The basement looks good and there is a good yard with a deck.  I just wish the steps had risers.

There is a lot about this house that reminds me of the 3 bedroom, 2 bathroom Leslieville house on a 20 x 128 foot lot at 125 Leslie Street that sold for $763,000.

This house is listed at $839,000.

Considering that this house is smaller, though I prefer the open concept here (but am having a hard time with that kitchen island), and that the deck isn't as good as 123 Leslie, not to mention the locationisn't as good, I would say...this is a tad overpriced.  

And by a tad, I mean....way overpriced.

UPDATE:  Forgot to mention that when I googled this place, this came up...
