70 Gothic Avenue - HIGH PARK

A year ago, I posted a 4 bedroom, 3 bathroom semi at 55 Gothic Avenue

It was listed at $699,900 and sold for $865,500.

And it was owned by the woman who created a blog called The Bennett House Diary, a blog I had mentioned just the week before that sale in a post about Toronto bloggers fixing up their houses.

Turns out...this 5 bedroom, 5 bathroom house on a 35 x 182 foot lot is the Bennett House and it is located right across the street from 55 Gothic Avenue.

And I REALLY like what they have done.  

As you can see from the photo above, they tore out all the walls in the main floor.  To create a powder room and closet, they ended up making the living room smaller which I am not crazy about.  But it could make a great office.  

It's not like they need a living room anyhow as the back of the house is beautiful and bright and completely opened up.

There isn't a lot I would change about the kitchen/dining room/family room except I would probably turn that 'L' shaped couch around so one side is against the window, the other against the wall, then I would add 2 chairs looking out the window.  It would give more seating and make that area seem not so cut off.

But the kitchen is great, the windows are huge and I really like the floors.

Upstairs is just as bright with a good sized master.  I would have switched the bathroom and the dressing room so the bathroom overlooked the beautiful view but that might have been a plumbing cost savings issue.  The other rooms on this floor aren't super huge but they have closet space and both comfortably fit a queen sized bed.  

The third floor bedrooms are a good size though that plywood floor might not be for everyone.  I like it but maybe a flokati rug from Land of Nod...

Might soften up the room a bit.

But I am nitpicking.  The space is great, the common 'play' area is a great idea for little kids, and there is a great 2 piece bathroom up there.

The basement is large, I love the concrete, there is a mudroom area...

I am just not sure about the backyard.  But the deck is huge and if it was surrounded by a glass rail like this...

I would love it!

And if your kids are into G.I. Joes or Barbies (wait, that was the 70s), that hill would be AMAZING to play in.

This house might not be for everyone but there will be someone who LOVES it. 

The asking price for this house is $1,789,000.

For High Park, though I love the house, I would think this was high.  

But considering that the house at 225 High Park Avenue that needs a LOT of work just sold for $1,652,000(!!!)....

And I would take this house ANY day over that house, even with the sloped backyard.

I think this house is going over.  Probably somewhere closer $1,875,000...maybe even $1,899,000.

You can't deny that this house and those views are amazing!

Oh!  And if you are wondering if this is a flip like I was (though it doesn't look like one), it is not.  I heard from Keira from the Bennett House Diary, and this is a job relocation.
