This is a 4+1 bedroom, 6 bathroom new build on a 36.83 x 109.17 foot lot just west of Royal York in the Kingsway.

Though I don't love that stone from the front, the garage looks really narrow, and I don't get that balcony above the garage, I do really like the new house.
My favourite part is the butler pantry between the dining room and the kitchen....
I would be okay with that as my kitchen.
And though I really like everything else about the house, the finishes, the hardware, even the wood panelled wall in one of the bedrooms, I am not so crazy about the 2 story ceiling in the family room (actually, I guess it's the living room). It's just too much. But I bet that is the developer's favourite part of the house!
I even get the basement walkout here because it doesn't completely interfere with the backyard.
But speaking of that backyard, with that amazing tree, will be dark in the summer.
And the house is located close to a busy street and just one street over from the CN Rail tracks. I don't see the train as a big problem, but others do.
This house is listed at $2,490,000.
I think it is a great house. It has lots of bedrooms, but there is no formal living room and the location isn't the best.
And for $2.5 you want a formal living room and a better location.
This is going to be a tough sell at this price.
Even if it does have a great butler's pantry.
