13 Crown Park Road - BEACHES

This is a 4+1 bedroom, 5 bathroom house on a 40 x 120 foot lot.

All that brick makes it look new build-y, and the listing says it is a 'Grand Custom Built Home'...

And considering that the first floor layout is the same, I am thinking this is more of a rebuild than a new build.

But regardless, though there is a little too much brick, I don't love that slopping roof over the garage, and the second floor middle window doesn't seem large enough, this house isn't bad.

And the inside is pretty good too.  I am not crazy about the colour variation on the floors, but they look really good, are probably even better in person, and are a nice change from dark wood floors.  I think the stairs are a love them or hate them sort of thing.  I am still trying to decide which side I am on.

The layout of the house works really well for a family.  There is a mudroom between the kitchen and the garage.  Speaking of the kitchen, I really like it.  It's not overly done, there are stools at the counter and room for a table, and there is family room space.  Not to mention the bar where you can store your Pellegrino!

The bedrooms are all a good size.  I just can't figure out where the master bathroom toilet is.

The basement is large without any crazy faux stone walls.

And the backyard is large and simple.  But it doeshave one of those tiny new build decks.  I don't GET that about new builds!  Just have stairs if it is going to be that small.  Doesn't make sense.

Though this house is move right in, on a quiet one dead end street close to Queen Street, it has been listed since at least the beginning of November (maybe longer).  The asking price was $2,575,000.

Thing is, it was on MLS a few days ago.  As of today, it is no longer there. 

So, considering that the house at 111 Spruce Hill Road sold for $2,665,000, did this one finally sell?

Or are they dropping to price to $2,395,000 in the new year?

Because for $2,395,000, this is a pretty good house.

Perhaps a little bit less.  

Especially considering that the 5 bedroom at 238 Kenilworth Avenue just sold for $1,888,000, but it didn't have a garage....or trees.
