146 Bedford Road - ANNEX

Last week, a reader sent me an email about this house asking me for my thoughts.

This house is a 4+2 bedroom, 5 bathroom new build on a 40 x 135.62 foot lot.

This is what it used to look like...

Then, in 2008, when it was getting renovated...

This happened...

Apparently, the fire was caused by plumbers during a renovation in 2008.

So, I am not sure if this was supposed to be a flip, then the fire happened and it turned into a new build. But regardless, it's a new build.  And it feels new build-y.

It's the posts and the light fixtures.  And that odd kitchen layout.

Why would the fridge and stoves be located at the busiest part of the kitchen, if not the house!?!  It would have made more sense to put the fridge and stove on the opposite wall and create a bar.sink station where the fridge and stove are currently located.  At least, that's how I would want to do it.

Not loving the backsplash, the small door to the backyard doesn't make sense at this price, the windows aren't right for this size house, the finishes are fine for a new build but would not be my choices....ummm....the bannister!?!  And what is up with the backyard!?!

This house has been listed since at least April when the asking price was $4,189,000.

The price dropped in May and the asking price is now $3,895,000.

I guess they think that since the house at 80 Bedford Road sold for $3,825,000, that so will this...

But this house is more 150 Bedford than 80 Bedford.

There is no WAY they are getting asking.

If only the buyer could have picked out their own bannister....
