49B Shirley Street - LITTLE PORTUGAL

This is a 2 bedroom, 2 bathroom townhouse in a set of what looks like 4 townhouses just east of the train tracks in Little Portugal/Brockton Village.

It is a complete 13 x 47 foot new build as this is what it used to look like...

And it looks like the builders decided to go with an industrial feel.

It kind of reminds me of the 'Wrecking Ball' house at 61 Astley Avenue in Rosedale, but that house was a LOT fancier and sold for $2,225,000.

Like that house, there is a lot of concrete which I am into, but there might be a lot of people who aren't.

Though I appreciate that they were going for something different with the staircase wall, it reminds me a little too much of a jail cell.

And the kitchen...I know it is an industrial look but that vent tube is kind of making me crazy.  Not to mention that, though I like the colour of the cabinets, I don't love the cabinets with the floors.

Plus, there isn't a lot of outdoor space.

According to MLS, this place is listed at $729,000.

But according to the agent's website...

This listing is 'Temporarily Off the Market'.

It's either off the market because there is basically nothing going on in the real estate market right now...

Or because this place was first listed in October for $685,000 only to have an increase in November to $729,000...

Which is the same price it is sitting at today.

So...

A 2 bedroom, no parking, right beside the tracks with an odd kitchen and a lot depth of 47 feet?

Though I get what they were going for, and with the right furniture, it could be great..

I'm thinking closer to $625,000.

Maybe a little less.
