This house at 39 Daneswood Road in Lawrence Park has been listed for a LONG time.

I first posted it in June 2012 when it was listed at $2,199,000.

I liked what it was and was hoping it would be bought and fixed up.

But I knew it was going to get torn down and most likely turn it this...

This...

This...

Well....Guess what!

It's turning into this....

After the first drop in July 2012 to $2,050,00, I thought that perhaps it wasn't selling because of the massive development in the backyard called Canterybury Townhouses...

Clearly, it was an issue as the price was dropped again in October 2012 to $1,998,880.

And obviously it still didn't sell because there was another price drop that I missed to $1,895,000 in April 2013.  It sold the next day for $1,850,000.

Guess there was a buyer who saw the potential for an awesome new build!!!!

Because according to the most recent listing that included the rendering above...

And by Samantha Fargo, I could be wrong...

But I am pretty sure they aren't referring to this Samatha Fargo...

The asking price was $2,300,000.

It just sold again....

So...$300,000 (minus whatever fees...) for plans and permits.
