AND IT WENT FOR - 94 Macpherson Avenue - SUMMERHILL

Last January, this 5 bedroom, 3 bathroom detached (though it touches the neighbour) house at 94 Summerhill Avenue was listed for sale.

The asking price was $1,200,000.

For a presumed gutter on an 18 x 120 foot lot, this seemed like a lot.  I thought it could maybe sell for $1,050,000....

maybe $1,100,000 if it had parking.

It sold a couple days later for $1,110,000, but there is no parking.

Three months later, it was on the market again!

For $1,150,000.

It sold 2 weeks later for $1,150,000.

And it turns out that the agent of that sale was also the purchaser in January.

Well, looks like the person who bought from the agent didn't want it, because this house was relisted AGAIN at the beginning of February.

The asking price was $1,259,000.

It just sold...

For $1,222,500.

Or 10% higher than the sold price a year ago.
