SOLD - 179 Colin Avenue - CHAPLIN ESTATES

This is a 3+1 bedroom, 3 bathroom house on a 30 x 104 foot lot at 179 Colin Avenue in Chaplin Estates.

It is a good house. I don't get the paint colours, but that is an easy fix.

There is definitely room for updating the house, but it is move right in and it is in a good neighbourhood. And depending on who you ask, the location just 3 houses south of Eglinton is either a good thing or a bad thing.

But according to the reader (thanks K!) who sent it in telling me I could 'not ignore this one', this location is NOT good.

And because of that, the sold price was insane.

This house was listed at $1,100,000.

Considering that a similar house (minus the family room) at 147 Lascelles Boulevard apparently sold for $1,160,000...

That was a pretty good price.

Thing is, and the thing that is making the reader freak out is that this house sold...

For $1,418,000.

And it has baseboard heating.

So, yeah. I see what she is saying. But this neighbourhood has little inventory. And it is a good location.

And as I said in my post for 147 Lascelles...

'It looks that after years of this neighbourhood seeming like it was going to take off then levelling off, finally it looks like this neighbourhood is starting to have its 'Riverdale' moment'

(ummm, what the hell kind of sentence is that!)

Well, it looks like this neighbourhood is in the middle of it's 'moment'.

I suspect we will see some more inventory soon.
