SOLD - 46 Robert Street - UNIVERSTY*

A little over a week ago, I posted a house at 3 Ross Street in Baldwin Village.

It was a large, bright semi that was definitely move right in, but could be amazing with a fair amount of work.

It was listed at $829,000.

It sold for $1,308,888.

This house at 46 Robert Street is located just north of College and west of Spadina.  It is a 3+2 bedroom, 3 bathroom row house on a 16 x 100 foot lot with 1 parking spot.

And it looks like the home of a professor who has been on a LOT of sabbaticals.

In the post for 3 Ross Street, a few readers couldn't figure out why Ross sold so high when there was this house available.

Well, Ross was located south of College and east of Spadina.  For many (like perhaps a doctor), that could be a better location.  Plus it was bigger and a semi, not a row house.

And though this house is move right in as well, it could use work, and I feel like it could use a little more than Ross.

This house was listed at $899,000.

The day I posted that house at Ross, this house sold...

For $1,161,000.

*Correction: to reflect that this house is in fact north of College, not Harbord, as per the reader below (thanks!).  Therefore, it is also close to hospitals, and is located in University, not Harbord Village.
