10 Ellis Gardens - SWANSEA

I don't know if it's the tree, or the cedar roof or the front porch chairs that make this house feel unassuming...

But for a new build on a 47 x 120 foot lot, this doesn't feel garish.

It was designed and built 4 years ago by architect Tim Wickens.

I am not sure I love the fireplace stone or the door knobs throughout, but I love everything else.

And though the backyard isn't huge, this is the view...

Perhaps a little mosquitoe-y, but kind of awesome in so close to downtown.

This house is located just north of the Queensway at the bottom of West Pond in Swansea.  And as the listing says...

Just 15 Mins To Bay St...Skate From Your Back Door

There is also an open fire pit and a hot tub.

Not to mention 4+1 bedrooms and 4 bathrooms.

But it's listed at $2,575,000.

It's a beautiful house on a beautiful street, but it is still surrounded by bungalows.  And it is really close to this...

Traffic and Streetcars.

But that, and the proximity to High Park and the lake could be a huge plus for many.

Though this is a very unique property with a good house, I don't think this place will sell for $2.6. But if the house at 72 Belvedere Boulevard in the Kingsway that was also in a good neighbourhood just close to busy streets could sell for $2,300,000...

I'm thinking this will sell for about the same.  

If there is a mosquito issue, I would say $2,275,000.

If not, I think this will sell a little closer to $2,450,000.
