72 Badgerow Avenue - LESLIEVILLE
This is a 2+1 bedroom, 2 bathroom duplex semi on an 18.5 x 108 foot lot just north of Dundas in Leslieville.
It is a very good looking house from the outside. It looks like the windows are new, there has been some simple but clean updating of the walkway (I'm okay with pea gravel in this use).
Inside has been renovated as well (at least the bottom unit) and I like it. But is the living room as long and narrow as it looks in the photos?
I can't tell if there is a stair rail to the basement, and if not, I would wipe out down those things FOR SURE.
The kitchen is simple, but I like it. Apparently it is a German Nolte kitchen , though it looks a like IKEA-ish (which isn't a problem!). The bathroom in the basement is IKEA and I like it.
And apparently $250,000 was spent on the reno.
But upstairs? It hasn't been touched!
With that much money on a semi!?!
Looks like they benchfooted the basement and did new windows, but $250,000!?! Couldn't they have done the upstairs kitchen at least? It's fine as it is, but if it were updated, it would have made a big difference to the whole house.
This house is listed at $989,000.
Apparently the tenant upstairs pays $2,000 a month.
I suppose if you love the house and location but can't afford the whole house, living in the renovated basement until you can afford to redo the top 2 floors and live in the house as a whole makes sense.
But $949,000?
I think it will sell fast and probably close to ask. Maybe a little under. Perhaps somewhere closer to $935,000.
