SOLD - 32 Monarch Park Avenue - GREENWOOD-COXWELL
A couple of weeks ago, I posted a 3+1 bedroom, 2 bathroom semi on a 20 x 100 foot lot with 2 parking spots and a garage at 136 Monarch Park Avenue.
It didn't have a lot of storage or super high ceilings, but it was a really good house in a good location.
It had been listed at $599,000 and sold for $741,000.
This house is basically the same house, but with a different stair location, style, and it has been opened up.
It is also 3 bedrooms (without the +1), but it has 3 bathrooms instead of 2. It is located on a 24.17 x 100 foot lot with parking for one spot.
And it is located closer to the park.
Actually, it is right around the corner from the shack/garage/garden shed at 30 Hanson Street that didn't have running water but still sold in the summer for $165,000...
And yes, it is a glorified version of this shed also located on Monarch...
Back to this house...
It's a good looking house both inside and out (if you like open concept).
I don't love the front door and though the kitchen is great, I don't love the dark countertop or the fridge and stove being side by side...
And I think they put that Vodka, Bailey's, and popcorn drawing in the kitchen to distract from the tiled floors that I am not loving (it worked, sort of)...
But this is a great house in a good location on a nice street.
Despite the house up the street selling for $741,000, this house was only listed at $629,900. Someone wanted a bidding war!!!
And they got one.
This house just sold in 3 days...
For $###,###.
P.S. What was a clock doing at the front door two years ago!?!
Oh! And just like Wendy's french fries and a chocolate frosty together is very delicious...
So is popcorn and Bailey's.
