128 Booth Avenue - LESLIEVILLE

This is a 3+1 bedroom, 3 bathroom semi on an 18 x 90 foot lot at 128 Booth Avenue in Leslieville.

It is attached to the semi at 130 Booth Avenue that had so much character inside, I wanted to meet the owner.

As that house was done, it was great.  But without the same person decorating it, it could have looked tired fast.

It was listed at $549,900.  It sold for $571,000.

This house on the other hand has been done top to bottom by an architect (I don't know which one but that is what the listing says!).

It is kind of the opposite of what 130 Booth was.  Some people might even say this house has no character at all, but I would disagree.  I just think it is a different style than 130 Booth.

This house is more clean and minimal.  There is a lot of white, wood, and black.  And there are some interesting design choices.

Like this bathtub...

It's not located in an actual bathroom but in the master bedroom!  Kind of where you would think built-in closets should be.

There is a stove in the laundry room.   Not sure what that is for.  Entertaining maybe?

And the switch plates and electrical socket plates are all black which I can't decide if I like or not.

But I like everything else (on the fence about the glass wall).  I really like the tile in the kitchen and all the bathrooms, and I love the flat kitchen and bathroom doors.

This house seems to be set up for a couple or one person but it could work for a family.  It's just that it then kind of has 2 master bedrooms.

This is a done top to bottom house that is definitely going to be someone's style.

It is listed at $989,900.

This is what it looked like 2 years ago...

So clearly a LOT of work has been done.

But is is worth almost twice as much as the neighbour?

With top to bottom redo, I think yes.

This house will sell fast.  And even with only permit parking, I think this will sell over.  Somewhere closer to $1,050,000.
