This is a 2 bedroom, 2 bathrom row house on a 12.25 x 100 foot lot just north of Gerrard.

The asking price is $499,000.

It's a good house that looks like it has been well looked after.  It definitely isn't large, but for a house with a basement apartment at this price range, this is a really good option.

But is the price too high?

It was a little over 2 years ago that I posted the neighbour at 317 Highfield Road.  It was the same size.  The asking price for that house was $354,800.

So, does it make sense that this is listed for 40% more!?!

Well, though this house is basically the mirrored version of it's neighbour, this house is definitely nicer.  And the basement apartment is a plus.

But 40%?

I think this place will sell fast, but not right at ask.  Very close though.

Perhaps $485,000.
