63 Oriole Gardens - DEER PARK

This is a 5 bedroom, 3 bathroom house on a 31.25 x 81 foot lot.

So, the lot isn't very deep, and it backs onto this apartment building...

But like a any good mullet...

The party is at the front, so it probably wouldn't be too loud.

And other than the location backing onto a small apartment building (which really isn't that bad), this is a great house.

The second you see the front hall, it is welcoming.  It's large, it's bright (though I am sure some will hate that the wood has been painted).

Though the living room and dining room are a good size, this house could benefit from a different flow from the dining room to the kitchen.  Currently, it looks like you access the kitchen kind of through the front hall.  That's got to be annoying.

But the kitchen is getting a little dated so that could be done if you decided to redo the kitchen.

Upstairs, the rooms are all a good size and there is a third floor that could probably be made bigger, but is a good use of space for little kids or an office.

Or it could be used as a master suite.

The basement is clean.  And though the backyard isn't super large and that concrete wall isn't pretty,  it could be covered with plants and the space is bright.

Plus, this house has parking.

It is listed at $1,498,500.

It's a good house.

My first thought was that this could sell closer to $1,650,000.

But it was listed at the end of May for $1,648,000 and never sold.

Too bad the first asking price a month earlier in April was even higher...

With an asking price of $1,780,000.

So, with that yard and the apartment, perhaps this is more of a $1,580,000 house.
