Last April, I posted this 2 bedroom, 1 bathroom semi on a 17.33 x 93.5 foot lot at 113 Willow Avenue in the Beaches.

I loved it.

It wasn't big, but the furniture looked great.  So good that I didn't notice that the dishwasher was under the sink.  Not beside...

It was listed at $469,900.  I thought it would sell for $535,000.

Turns out, it had already sold for $531,000.

Then, this June, it was back on the market as a combined listing with the neighbour at 111 Willow Avenue...

For $1,299,000.

Then in July, 113 was listed on its own for $559,000.

I got confused when I posted it and wrote that I thought it would sell at $575,000, just below the $599,000 asking.

I think I meant to say it would sell below the $559,000 asking at $545,000.

But who knows. 

113 Willow didn't sell and neither did the combined listing.

Both were dropped again to $499,000 and $1,149,000 respectively.

I thought 113 Willow would sell first, even though it didn't show as well as before.

And it did.  This house sold the day I posted the drop...

For $539,000.
