AND IT WENT FOR - 89 Alcorn Avenue - SUMMERHILL

Last week, I posted this 2 bedroom, 2 bathroom row house on a 13 x 79 foot lot at 89 Alcorn Avenue in Summerhill.

I had first posted it in March 2012 when it was listed at $739,000.

It was a good house that definitely didn't need work, but there were quirks.  And the basement wasn't finished.

It sold for $859,000.

Then last week, the house was on the market again.  This time, the kitchen had been moved to the back of the house, the floors were redone, the bathroom was redone as was the second floor layout, and the basement was finished.

It was listed at $1,295,000.

Though the reno was great, but this is only a 2 bedroom house and I thought it would sell closer to $1,235,000.

It didn't.

It sold for...

$1,295,000.

Makes sense considering that the 18 foot wide, 3 bedroom house at 17 Ottawa Street recently sold for $1,400,000...

Kind of.
