This is a 5 bedroom, 1 bathroom detached house on a 25 x 99 foot lot at 14 Sparkhall Avenue in Riverdale.
It needs work. A lot of work. Basically, it's a gutter.
But it's a good looking house and it has a good yard. I don't think there is a huge amount of room for an extension becuase the lot depth isn't super big and there is a garage (that's a good thing!).
It is listed at $999,000.
Considering that the house at 14 Simpson Avenue that was also a gutter and on a similar sized lot sold for $1,051,000 a year ago...
I don't see why this won't sell for a similar price, if not more.
Sure, it's not quite as big, but it's closer to the park and the Danforth.
I'm thinking it will sell closer to $1,089,000...maybe a little less.
