243 Russell Hill Road - SOUTH HILL

This is a 5+1 bedroom, 4 bathroom house on a 50 x 180 foot lot just south of St. Clair in South Hill.

It's been completely renovated, but though the last time it was listed before renovations was in 2009, there is something about that living room that makes me feel like it is a flip.

When it was listed in 2009, the asking price was $2,100,000.

Then, last November, 4 years later, it was on the market for $3,799,000.

It's a good house with lots of bedrooms, a garage, a mudroom, and an amazing pool.

I just don't understand why the mudroom isn't in the basement.

To me, a mudroom where the laundry room is, with a door off the driveway makes more sense.  And then the mudroom on the first floor could become an office.

I also feel like the dining room table should be turned so that the living room was larger.  But they probably only ever use that kitchen table and family room and rarely the dining/living room anyhow.

The fridge/microwave/stove corner in the kitchen feels busy, and I think the second floor could use another washroom, perhaps where that sitting area is.

But all in all, this is a great house.  Just not a $3.8 house.

I guess it never sold because it is on the market again...

For $3,499,000.

That's a little more like it but I think it is still a little high.  Perhaps somewhere closer to $3.3.

But that party cabana thing is  pretty awesome.
