This is a 3+1 bedroom, 3 bathroom detached house with 2 parking spaces on a 17 x 133 foot lot at 85 Ilford Road in Wychwood/Hillcrest.

Buuuuuuut....

The people who flipped this house got rid of that wallpaper.

They did put in a nice floor and opened up the house and installed a large kitchen.  There are now gas fireplaces in the living room and master.  They have built a new deck.

But it might be a little too small for that table...

In April, this house was listed at $879,000.  

I am not sure what it sold for, but considering that it was a move in ready house before (with a bit of a messy oven vent in the wall) and that it is across the street from the house at 84 Ilford Avenue...

That need a lot of work and sold for $1,205,000 in the spring...

I am guessing this place sold closer to $950,000 in April (please correct me if I am wrong!).

According to the listing...

This home was gutted & restored top to bottom.

But the toilet and sink are still the same in the basement.

This house is now listed at $1,495,000.

So, is this worth a $500,000 increase (assuming I am right on the April selling price)?

Considering the 2 bedroom (could be 3), 3 bathroom semi on the 20 x 110 foot lot at 110 Benson Avenue sold for $980,000 two years ago (which would make it a $1,176,000 now!)...

I don't think this is far off.

But it still is only a 3 bedroom house.
