141 Beaconsfield Avenue - BEACONSFIELD VILLAGE

I really like this 3 bedroom, 2 bathroom house.

I'm not crazy about the white siding at the front, but I can overlook that.  And I am normally not into stained glass or unpainted wood trim, but it looks great in this house, especially with the furniture.

If you aren't into the colour of the stairs, perhaps you could change it to this...

The white and black would look pretty good with the wood risers as well.

It isn't a huge house only sitting on a 13.85 lot, but it is a deep 138 foot lot. 

Inside, it has an updated kitchen with heated floors, the wood floors look new on the first floor, there is a main floor powder room, and the second floor bathroom has also been updated.

And though I thought code was that you needed a side door when you had out swinging doors (snow blocking the exit or something), those kitchen doors are great.

Plus, this house has a garage.

It's listed at $959,000.

Considering that the 3 bedroom, 2 bathroom row house on a 13.58 x 70 foot lot at 24 Afton Avenue sold for $761,000 a year ago...

Or that the 3+1 bedroom, 3 bathroom row house on a similar 13 x 129 foot lot at 349 Euclid Avenue in Little Italy sold for $770,000 in November 2013....

This might seem a little high.

But this house is more updated (it could use new tile in the basement bedroom), the kitchen is much larger, it's brighter, at least in the kitchen, and he lot is double the length of Afton with a garage!

This will sell fast. But considering that it is a row house, maybe not quite at ask.  But close(ish)!  I'm thinking closer to $915,000...maybe a little higher.

P.S. Is that living room pendant from Iacoli and McAllister or is it a rip off?
