On Friday, I posted this 4 bedroom (though it was really 2+2), 4 bathroom semi on a 19.69 x 120 foot lot at 27 Macpherson Avenue in Summerhill.
It was a great looking house from the outside, and I loved it on the inside....except that the kitchen was at the front door. That would almost be a deal breaker for me.
It was listed at $2,250,000.
I thought that based on sales of neighbour's that needed a lot of work to get to this level, or the fact that a similar sized house recently sold for $2,210,000 and it didn't have a finished basement...
That this could sell for $2,395,000...maybe even $2,435,000.
It sold the day I posted it...
For $2,200,000.
So, the question is...
Is the first offer always the best offer?
Assuming this was their only offer, in this case, I don't think so.
