This is a 4 bedroom, 1 bathroom house on a 27 x 130 foot lot at 151 Galley Avenue in Roncesvalles.

If it looks familiar, it's because this is what the house that I posted yesterday at 145 Galley Avenue used to look like...

Before it was flipped to look like this...

That house was listed at $649,900, sold for $803,649, and was relisted at $1,499,999 despite not being complete.

This house is listed at $959,000.

It sounds like a big difference from the $803,649 price from January.  But this house is on a 27 foot lot versus the 20 foot lot at 145 Galley Avenue.

And it is a blank slate.

So....you could build a kitchen where the sink is within a safe range of the stove.

And you could do a big extension, open up the back...

Basically, there is a LOT of potential here.

The only problem is that it is really close to Roncesvalles, and really close to the back of the stores on that street...

But if that doesn't bother you, $400,000 (maybe a bit more, correct me if I am wrong) could probably get you a good addition and a top to bottom reno.

And it would still be less than 145 Galley Avenue that is partially done, with a not so awesome layout.

This will sell first.  And close to list, if not a little more.

P.S.  Would you keep those mausoleum mantles?
