Almost 2 weeks ago, I posted this 3 bedroom, 3 bathroom detached house on a 20 x 115 foot lot at 221 Langley Avenue in Riverdale.

The asking price was $789,945.

For a detached house in Riverdale, that seemed kind of low.

But it backed onto the No Frills parking lot on Gerrard...

Soooo....

Not awesome.

But it wasn't terrible.

I thought it would sell over ask, but not by a huge amount.

Instead, it sold under ask.

But not by a huge amount.

After 25 days on the market, this house sold for 99% of list...

Or $780,000.
