17 Berryman Street - YORKVILLE

In February 2013, I posted this house on a 20 x 118.25 foot lot at 17 Berryman Street.

Considering that it was built in 1888 and the listing said 'Please Note: House is in almost original condition', this was clearly a gutter.

It was listed at $1,079,000.

Since it was in a heritage district, it seemed logical that this would remain the same at the front and have a huge addition at the back.

Kind of like the house listed at $2,875,000 that isn't selling at 41 Boswell Avenue in the Annex...

A year and a half ago, this house sold for $1,059,000.

It is back on the market with renderings even though they are currently working on it.  

When it is done, it will be a 3+1 bedroom, 5 bathroom house with an elevator, media room, inside laundry (as opposed to...?).  It was developed and built by DC Developments, and managed by Sumrey Homes....

And it was designed by CGL Architects who do stuff like this...

Which considering that this is listed at $3,298,000 and it is down the street from the house at 41 Berryman Street...

That was first listed at $3,999,900 in May only to have a price drop to $3,690,000 in October...

Might happen sooner than we think because...

Isn't exactly awesome at this price range and I think we will need to see more interior shots before it sells.

But what IS awesome?

The fact that the architects actually put this photo into one of their renderings.
