PRICE DROP - 145 Galley Avenue - RONCESVALLES

At the beginning of November, I posted this 4 bedroom, 4 bathroom flip on a 20 x 128 foot lot with a 2 car garage at 145 Galley Avenue in Roncesvalles.

It was gross.

It was listed in January for $649,900.  It sold for $803,649.

Ten months later, despite not being complete, it was listed again.

And I didn't love it.

I liked the look of the kitchen, but the layout was not practical AT ALL.  The back of the house was closed off to the backyard which drives me crazy and the 'triangle' didn't make sense for anyone who actually cooks.  

And the floor plan on the second floor didn't work.  The bedrooms seemed too small and, for 3 bedrooms, the bathroom was tiny.

According to the listing in November...

The house was to have been complete a couple of weeks ago.  As there are no new photos, I am not certain if it is or isn't done.

In the meantime, a larger house on a larger lot at 151 Galley Avenue that looked like this one before it was flipped sold for $1,007,500.
